Summer 2010 Update
In its most recent session, the Connecticut General Assembly enacted several further changes to the 2009 Connecticut Common Interest Ownership Act. One significant change affects the minimum time required to be given to owners concerning regular Board meetings. The 2010 change reduces from ten to five days the minimum period for giving notice to owners and releasing the agenda to the community. The change is helpful, as it is the practice of many Boards and their managers to finalize agendas approximately one week prior to the Board meeting, and oftentimes even closer to the date.
Boards should remember that the 2010 amendment did not alter the requirement for giving owners at least ten days’ notice of a meeting at which a Board is to adopt, amend, or repeal an association rule.

 Key Management Services
- Maintain a comprehensive database of unit owner records, including separate and individual unit owner files
- Secure and coordinate all insurance coverage for the association
- Conduct regular site visits and inspections
- Attend regularly scheduled board meetings, including the presentation of a detailed board package containing all pertinent items required for the meeting
- Attend and coordinate the annual meeting of the association
- Address violations of association rules and regulations
- Coordinate state filings
- Prepare and issue resale certificates, statements of unpaid common charges, and mortgage questionnaires
- Act as legal liaison with association attorney and monitor legal issues that affect the community
- Work with the board and unit owners to maintain and improve the community as a whole
